Why the numbers are hard to find
A tennis court is priced by the site, and the sites are private. Hamptons Tennis Company, building here since 1985, quotes by the lot; Har-Tru routes construction through certified contractors and sells its budget planning as a consulting service; the acrylic-system makers, DecoTurf, Laykold and PlexiPave, publish everything about their layers and nothing about their cost; the modular-tile companies send you to a phone number. What is public is the national cost guides, and they are worth reading with two cautions the sheet carries: the two big guides publish the same by-surface table to the dollar, so it is one dataset cited twice, and their blended averages disagree by a factor of four because one counts every backyard job. This guide puts the public numbers in one place, says which is which, and then adds the four things the Hamptons puts on top. Every figure is 2026 unless dated, and the sources are at the end.

The court itself is a 78 by 36 foot playing area inside a recommended 120 by 60 foot enclosure, 7,200 square feet, oriented north–south this far north. The base decides the price and the life: a well-built court lasts 10 to 25 years, and the ones that fail early fail from below.
The extras
Fencing $5,000–12,000 or $5,000–15,000 at the recommended 8 feet (pickleball backstops are the 10-foot rule); lighting $2,000–5,000 or $2,000–6,000 where a village allows it at all; a backboard $5,000–10,000; a net $200–300; lines $300–600; windscreens priced by the run, with one guide listing $100–400 without saying per what; ball machines $799 to $4,850 at retail, with the premium tier starting near $4,000, not the $1,000 one guide claims. A viewing pavilion has no published figure and its own permit.

Nobody publishes the years between recoats; the base and the water decide it. Clay is not resurfaced but reconditioned every spring, after daily rolling through the freeze-thaw, and watered overnight and at midday all season, which on Suffolk County Water Authority mains is $1.866 per hundred cubic feet and, with subsurface irrigation, up to 60% less.
What the Hamptons adds
The sunken court. Sagaponack answered court-noise complaints in 2012 with a trade: sink the court at least four feet below grade and keep the ordinary setback, or build at grade and stand 150% of it off the line; stakeholders put the cost of sinking at about $100,000 then. Southampton Village’s guidelines of August 17, 2026 make four feet below grade the presumption for any new or converted court where the site allows, with an acoustic engineer’s report, a barrier capped at 10 feet, screening, play from 8 a.m. to dusk, a two-inch storm retained on site and no lighting for night play. A sunken court is an excavation, a retaining structure, drainage and a hundred truckloads of spoil, on top of the court.
The water. The Bridgehampton silt loam south of the highway is saturated in its lower part every winter; the water table near the bays and ponds sits 2–8 feet down; Sag Harbor proves a pool site with a test hole, and a court deserves the same. The base that handles that is the difference between the low and the high end of every range above.
The room. The Village of East Hampton doubles its accessory setback for playing courts, expressly for noise, as its code is summarised, and counsel says the doubled setbacks usually apply across the East End; the Town of Southampton counts a court against the 20% rear-yard coverage and bars it from required side yards, with accessory setbacks from 110 and 50 feet on five-acre lots to 40 and 8; fences are capped at 4 and 6 feet in both Towns, so an 8-foot enclosure is a variance or a site-plan condition; the Town of East Hampton’s clearing limit of 15% or 20,000 square feet makes a 7,200-square-foot court a third of what a lot may clear, and most of it under the 2025 proposal.
The clock. A building permit and a certificate of occupancy for a playing court everywhere; 16–20 weeks behind in the Town of East Hampton in 2026, two to four weeks in the Village; then site preparation of a few weeks to a month and a 30-to-60-day cure before a hard court takes its colour, inside village construction hours that bar Sundays everywhere and allow Saturday noon to 4 in East Hampton Village in season.
Adding it up
A post-tensioned hard court at the middle of the national range ($62,000), fenced ($10,000), with a backboard ($7,500) and no lights, is about $80,000 before the Hamptons additions; sunk four feet for a village setback, add the order of $100,000 by Sagaponack’s 2012 estimate, and add the survey, the drawings and the board. A Har-Tru court at the middle of its range ($75,000) with subsurface irrigation, fenced and screened, is a similar first bill and a $2,000-a-year second one plus water. A pickleball conversion on a sound court is $800–1,600 in lines and colour and, in Southampton Village, a site plan. None of these is a quote; all of them are the order of magnitude a proposal should sit in, and if yours does not, ask what the base is.
